It’s not the best of time now for home owners with tenants who face cut in monthly salary or worst still, job loss. What about for owners of retail lots and shops? The shops which are now asked to close and will remain close until 14th April 2020 at least? I am talking about Malaysia yeah. Even restaurants are experiencing lower sales nowadays because it seems that so many people have suddenly turned into a ‘chef.’
For some who have delivery services, I think they continue to get some sales but definitely cannot beat the crowd during lunch time for example. Okay, what happens when the tenant is in trouble and needs help? Or even tenants who may not be facing issues yet? Well, you can do like what a Hong Kong film star did; give a 60% discount in rental to his tenants.
Article in edgeprop.my Some landlords in Hong Kong have reduced the rental to help their tenants survive the current COVID-19 pandemic. This is especially true for the retail industry. As per reported in Sinchew Daily, one such kind landlord is Hong Kong celebrity Nicholas Tse. His 700 sq ft shop at yndhurst Terrace street in the Central area of Hong Kong, which Tse purchased in 2012 with a price tag of HK$117 million (approximately RM65 million), was rented out for HK$200,000 (around RM111,000) monthly.
He has now reduced the rental to HK$73,000 (around RM40,000) and this is a discount of 64%. That is not the only one. Tse has another bigger unit in the same row (1,200 sq ft) which is now rented out at HK$85,000 (after a reduction of HK$20,000). This rental will be in place until August 2020. Image below. If we assume the loan amount to be 90% and the typical mortgage rates in Hong Kong as well as a 30-year period, then I think the rental is unable to cover the monthly mortgage yeah. By the way, I have no idea at all about how much Nicholas is paying yeah. One thing is for sure though. He is definitely a good landlord to have and a very generous one too. I wish the Hong Kong economy will recover soonest possible so that everyone will benefit. Nicholas can get back his full rental, the tenant could earn enough to pay his rental in full and COVID-19 to go away… Happy reading.
