There is little doubt that I personally like Sungai Buloh area compared to the Kajang area. Thats why both parts should continue to do well. I have many friends who prefer Kajang and said Sungai Buloh is ‘so far.’ Haha. Another piece of good news. Kwasa Land Sdn Bhd has just awarded a 12.7 acres site to Naza TTDI. It’s bid would allow Kwasa Land to enjoy a good net present value (NPV) return of around RM88mil. This is equivalent to RM160 psf. Naza TTDI won it after an evaluation of the bidders and the evaluation was conducted by two independent panels in two parts, namely quantitative and qualitative evaluations.
Naza TTDI’s proposal include a thematic park, contemporary designs, private green courtyards and recreational club facilities. It is a gated and guarded community with residences of four and each unit enjoys an open corner. The proposed contemporary living concept and the pricing strategy was judged as best meets market expectations. In brief, VALUE for MONEY and should be loved by the market. I think since this not that ‘near’ to KL city centre, it would attract buy with a family instead. The current piece of land, also known as R2-1 has a Central Park of 1.8 acres and it is connected to the largest park in Kwasa Damansara Urban Park which is about 42 acres. Hey, lots of green space which even I can enjoy in future.
There would also be that future proof that many are looking for, two MRT stations. These two are just 200 metres away from R2-1. Besides the greenery and MRTs, R2-1 is also connected by three current expressways and a new proposed DASH expressway as well as an adjacent Subang SkyPark air terminal.
This award is good because it meant that the master developer is not delaying but instead is continuing with its plans. I think during slower times, buyers buying for family would be a key target market. This is where pricing comes into play when location can now be enhanced by the MRT stations. My only hope is that the development is very affordable priced to get it fully sold and the development can start while at the same time, more parcels of lands are also awarded to other developers who win in the bidding / tendering process. Let’s go view when NAZA TTDI is ready with scale model or perhaps the actual unit all built-up?
