Kelana Jaya, upcoming RM1.8 Billion GDV by Sunway.

I take special interest when it comes to Kelana Jaya. I feel this is a good place except for the jam along the LDP. Then again, if you can be like me who goes to the gym early in the morning to stay fit, anywhere is good. Sunway Berhad (Sunway) have bought a piece of 17-acre land for RM286 million. The expected gross development value (GDV) is RM1.8 billion. Cost of land to GDV is thus around 15%. Price paid per sf is RM386. For a mature neighbourhood, I consider this as good value. Take a look at the picture. The piece of land is REALLY not easy to develop. However, a ‘water view’ is always a plus point. Somehow you feel calmer instead of facing another tall building.

The land is located close proximity to Petaling Jaya, Sunway Resort City, Subang Jaya; and walking distance to the Setia Jaya KTM station. It fronts the Lebuhraya Damansara-Puchong (LDP) Expressway and thus is easily accessible from major highways and local roads; amongst others, via an underpass on Lebuhraya Damansara-Puchong, Federal Highway via Jalan Majlis and local roads to New Klang Valley Expressway and Subang Airport. One can walk to the Setia Jaya KTM which is 600 metres away as well as Sunway Setia Jaya Bus Rapid Transit-Sunway Line stations which provides residents access to public transportation networks to Kuala Lumpur city centre, Subang Jaya, Sunway Resort City, Shah Alam and Klang.
The actual land is right next to Western Digital the Sungai Way Free Trade Zone. I pass this landmark quite often when I was still staying in Kelana Jaya just 8 months ago. It’s also next to the Kelab Golf Negara Subang which has two 18-hole golf courses. In addition, it is adjacent to a 15-acre water retention pond where its landscape will be enhanced by Sunway alongside the local authorities to provide residents with additional recreational activities.
Personally, I think I would have interest in this project depending on what they are launching. Who knows, if the size and price is right, I can always move here few years later. 17 acres is considered big enough for a lot of things and not those small piece of land and build as high as possible type of project. I do not prefer those so called ‘low density’ project which is actually just due to their small land size. Yes, Kelana Jaya is definitely a popular spot for many people. It’s considered a mature neighbourhood and it’s also right in the middle between Puchong and Damansara. Will update when there are more firm plans for this development. Happy waiting.
