Berkeley Group St George & Knight Frank Malaysia launch landmark London development Grand Union

Berkeley Group St George has launched its new development Grand Union, a landmark new waterside development that will see the regeneration of a 22-acre site into a vibrant new neighbourhood for North West London, delivering much needed homes and jobs in the London Borough of Brent.

Grand Union will provide a range of local amenities for the area including a nursery, a commercial gym, a new local bar and restaurant, a health centre and a local convenience store for the benefit of the whole neighbourhood. The 5,000 sq ft community centre will encompass a community garden and kitchens and provide workshops and flexible event spaces for existing and new residents.

Grand Union will transform a previously derelict site into an exciting new canal-side mixed-use neighbourhood in Alperton. The development comprises a range of one, two and three bedroom homes, with spacious private outdoor space for every apartment.

The masterplan ensures that Grand Union will provide a new place to live, work, relax and enjoy with 11 acres of public green spaces including a canal-side piazza with a vibrant selection of cafes, restaurants, and bars and new community areas with children’s play space in the central gardens and riverside meadows.

The new development will reconnect the local area with the Grand Union Canal and River Brent by opening up previously inaccessible parts of these waterways to local residents and creating and improving routes to Stonebridge Park.

Located on the southern part of the Grand Union site, next to the Old North Circular, the Generator will provide 135,000 sq ft of flexible workspace for a variety of light industrial businesses. Arranged over 6 levels, it will be the first of its kind in the UK.

The Generator sits at the heart of an employment strategy which will create over 650 jobs and apprenticeships at Grand Union, making it a truly mixed-use development where homes and jobs can successfully co-locate.

Piers Clanford, Managing Director, St George, commented: “Grand Union will be truly transformational, creating a pioneering new canal-side neighbourhood and providing beautiful private and affordable homes set in stunning landscaped spaces.

“There will also be a new multi-storey light industrial hub called the Generator, which will be the first of its kind in the UK providing flexible workspace for start-ups to more established businesses. St George will transform a disused site into a vibrant community for all.”

Dominic Heaton-Watson, Associate Director, International Residential Project Marketing, Knight Frank Malaysia, said: “Knight Frank Malaysia is delighted to introduce such a thrilling residential development to the investor community in Malaysia. Grand Union has all the attributes we look for in a successful investment including value-driven pricing, high quality specifications, abundant amenities, easy transport connectivity to business districts & education and of course proximity to a large pool of quality tenants.”

Heaton-Watson added: “Just 3 miles south of Grand Union is Park Royal – the largest business park in London currently home to over 1,200 businesses such as Diageo, Ocado, BMW, McVities and Greencore Group employing over 35,000 people. The programmed arrival of HS2 and Crossrail creating a ‘transport super-hub’ will undoubtedly make this one of London’s best connected places.”

Grand Union is well-located with transport links providing access to central London through the Piccadilly line at Alperton, Bakerloo and Overground line at Stonebridge Park and proximity to the North Circular. There are a range of good schools in the local area including Alperton Community school, Lyon Park Primary School and St Joseph’s and London’s top universities are easily accessible.

Grand Union offers studio, one, two- and three-bedroom apartments, with prices from £395,000. For further details about Grand Union, please or visit the website: https://bit.ly/2VpUris
