Sentul properties? Average of RM387 psf. Interested?

Slightly over two years ago, I accepted an offer to work in KL and I brought my whole family along. My wife resigned and became a home minister instead. From our 1,258sf Balinese styled condo in Penang, we moved to a smaller 1055sf condo unit in Kelana Jaya. I do not think I should ‘downgrade’ into a smaller place, thus I started looking for a bigger place because I felt that a growing family would need a bigger space and perhaps an even better environment like the one I used to have in Penang.
Sentul was one of the areas I looked. It was near to my office and the developer was considered a branded one, YTL. Surely their projects would be good. I looked at The Tamarind which was considered within my budget. The minimum size that I was looking for 1,300sf, thus The Tamarind’s 1,345sf fits what I wanted and the price was considered acceptable too. That was 2 years ago. Today, The Tamarind is still considered ‘affordable.’ What’s the current price? A check on iproperty revealed the following:

There has been no huge differences then and today. Perhaps up a little but that’s about all. In fact, Sentul remains very affordable. In a report by theedge property days ago, the average transaction price for condos in Sentul was only RM387 psf for Q3 2014. Of course, when The Capers and The Fennel is completed, this average price would move up because the launch price then was already RM600 – RM700psf. Yes, a colleague has bought one unit! I get to visit it when its completed.
According to the report, The Saffron and The Tamarind were the most expensive projects there, today. The average transacted prices was RM619 psf and RM547 psf respectively. One main reason for Saffron’s premium is because it is a newer project. It was completed in 2008 while The Tamarind was completed in 2005. Sentul is not considered a popular area before Sentul East. Even today, when we look at the price psf, we can see that the prices remain affordable except for the few YTL projects and the few upcoming YTL projects. Location wise, Sentul can be considered to be in a very strategic area, only around 7km away from KLCC. Perhaps the only issue is because it’s already a mature neighbourhood full of older developments. For any continuous redevelopment, it is likely to take time, especially when versus the newer integrated projects of today. Thinking of affordability? Sentul is still a choice. Happy scouting.
