Shah Alam’s ‘Damansara Heights’ – RM88psf (only the land lah)

Reported in The Star recently.  If you are expecting to buy at RM88psf, you are both right and wrong. Wrong because not even low cost projects can be built at cost of RM88 psf. Right because RM88psf is indeed a real price tag but it’s for a piece of land in Shah Alam at Section 13. This area is said to be the most matured and prestigious in Shah Alam. The buyer is non other than another famous developer, Mah Sing. The total land size is not huge but still sufficient for a project with a potential GDV of RM2.5 Billion.
According to Mah Sing group managing director cum group chief executive Tan Sri Leong Hoy Kum, the developments there would include super link houses, linked semi-detached, semi-detached, bungalows, serviced apartments and some commercial components. The launching is only due in 2016. I think if I have sufficient downpayment, I would start looking at Shah Alam as another potential choice too because the prices continue to increase and with more well planned developments, this can only increase.
A short brief about Shah Alam. It is the capital city of Selangor. The first time I went to Shah Alam was over 12 years ago and when I visited it again few years ago, there are now so many developments. So many nicely designed landed properties there. According to some online stats, the approximate population there is around 640,000. Not considered huge but I think it will continue to increase because for the same amount of money for an expensive condo in Bangsar, you can get a large piece of landed property in Shah Alam.
Recently I brought my family to Setia City Mall from my home in Kelana Jaya. My friend told me that it would take me 30 minutes. I actually reached in just 22 minutes despite not really knowing the route etc. As for how is Setia City Mall versus Paradigm mall which is only less than few minutes from my current condo, I will write another article about it. Do you see why it can be a good place to stay now, even IF you are working in Petaling Jaya? Oh yeah, I still have to let you know that during the jam hours, it is really jammed. I think I need at least an hour for the same trip, if not more.
Thinking big and still lower when compared to the actual Damansara Heights? Shah Alam may just be your choice.

    I go to the community shops further in too where they have one of the early Starbucks drive-thru and it has the romoured “longest” pasar malam on Tuesday….one long stretch of road across a few blocks of shops and in 3 lines…2 by the roadsides and one in the middle….and loads of education support centers there too….bustling community….
