Most popular areas for homes in Selangor

When it comes to buying a home, certain areas are way more popular than the rest. Meanwhile when an area is popular, it will attract more attention, more recommendations from friends and definitely higher pricing as well. It’s just a balance between the demand (higher in this case) versus supply (limited if the area is already mature). Selangor has the highest property transactions in the country. Today, we look at the 5 most popular areas for homes in Selangor.

#1 – Klang – One of the oldest town in Selangor. Klang is a well-connected area with notable highways linked to it, such as the federal highway, New Klang Valley Expressway (NKVE) and Shah Alam Expressway (KESAS). Median price increased by 8.23% in 2020 versus 2019.

#2 – Kajang – Rapidly growing city best known for its delicious satay. It is well connected to other cities with highways like North-South Expressway (NSE), Kajang-Seremban Highway (LEKAS), Silk and Grand Saga Expressway. It is also connected via the MRT Line 1 too. Kajang’s median price for houses has grown by 16.9% in 2020 compared to 2019.

#3 – Puchong – Puchong is close to both Petaling Jaya and Kuala Lumpur. It is connected by major highways such as Shah Alam Expressway (KESAS) and Damansara Puchong Highway (LDP). It is also connected by the LRT too. Median price appreciated by 22% in 2020 versus 2019.

#4 – Shah Alam – It has old charms and modern amenities. Shah Alam is well-connected to other cities through LRT, KTM and highways like Federal Highway, New Klang Valley Expressway (NKVE), North-South Expressway Central Link (ELITE), Guthrie Corridor Expressway (GCE) and Shah Alam Expressway (KESAS). Median price of homes increased just 6.38% in 2020 versus 2019.

#5 – Cheras. This is a modern-day suburb with shopping malls and more. It is also well connected to the MRT lines. In 2020, the median price of Cheras properties has increased by a moderate 7.32%. as its transaction volume has dropped by 40.06% compared to the previous year.

If an area which is not stated within the top 5 list above fits all criteria to buy like close to the working place, close to the children’s school and even nearby the mother-in-law’s home whose cooking is extraordinary, then please skip the top 5 areas and buy where it is better for ourselves. This is also one way we could skip paying higher for an area just because it is a popular choice among more Malaysians.

How to start searching for the home we truly like? Here’s one way.

List down the places you would need to go on a daily basis. Then, choose an area you love a lot. Use google map and look at all the areas which you will be driving through from this area you love to those places. Start your search for homes along the neighbourhoods which you will pass through as you drive. Once you have found a few, search the prices and the types of homes available.
