Kelana Jaya is my favourite property ‘hotspot.’ Even if, it’s not really considered one by many. It’s a place I love and a place where I bought my first KL condo many years ago. It took one call, one view and deposit was tt within the same day itself. Of course, not to the agent but to the agency. I owned the unit long enough that when I sold my condo last year, RPGT was zero. Long time ago, I have stayed in Kelana Jaya whenever I visited KL. Then, just over two years ago, when I accepted a KL career, I moved from Penang and stayed in Kelana Jaya for 1.5 years. My baby girl learnt to walk there. Anyway, except for the jam because of Lebuhraya Damansara-Puchong (LDP), everything else is complete and there’s even three tertiary institutions within minutes from where I used to stay, Kelana Puteri.
So, what’s available and what’s affordable there? Actually, for condo, the choices are not that many. In fact, a search in propertyguru.com.my revealed just two choices which were posted recently, Kelana Puteri or Kelana Sentral. Both are leasehold but then again, I do not have know of any condos which are not under leasehold. Oh yeah, for those who worry about leasehold, this has never stopped prices from rising because of the many new developments as well as the existing ones. In fact Kelana Jaya is very strategic, being in the middle of Damansara and Puchong as well as next to Subang Jaya, Ara Damansara and Tropicana.
If you intend to buy, be reminded that jams are crazy during the peak hours as well as rainy days. In the morning if you can leave slightly earlier and go for an early breakfast, then everything will be just fine. However, with Paradigm Mall nearby, you can definitely enjoy a weekend without having to queue for an hour for parking in Sunway Pyramid. Besides, One Utama is a mere 13 minutes away from Paradigm Mall anyway. As for flights, Subang Airport is also just 15 minutes away. Price has been rather stagnant since last year and I think now may be a good time to offer something attractive to you. Good luck.
