Someone asked me the other day, why do I focus more on condos which are around 1,000sf or higher. Well, I trust my personal hunch with or without statistics. Whenever we visit any mall, one thing will be very clear. The number of baby shops are increasing. Just look at the supermarket where you usually do your grocery shopping. There are now more rows for baby or children section. In fact, there are MORE rows for these versus the men or women. In fact, baby items are also the rage in the online shopping world of today.
As a couple, I have no issues to stay in a small SOHO unit, say 600sf. However, I would definitely want to own a bigger place when I have a family. When I have a family, I may need a maid’s room too. Perhaps my parents may be staying over. Still the 600sf SOHO unit? Haha. I hope you understand now, why I focus on condo units which are around 1,000sf or higher. Yes, now for the next question which is why must it be a condo? Why not a flat, as long as the size is big enough?
Let me explain what my parents do when they are here in my home here in KL. My father goes out for walk around the park within the condo. My daughter loves the swimming pool and the playground and reminds us everyday to bring her to these two places everyday. Both facilities are well maintained and they are huge. To be honest, my father does not prefer to do his daily walking around the neighbourhood as I am not staying in a gated and guarded landed property. Most apartments may not have that many facilities for a growing family. Sometimes due to the price range, it may house a lot of foreign workers and I am worried. Do not get me wrong. I think majority of all foreign workers are here to earn a living for their family and I am okay but I cannot agree that 100% of them are like that. Yes, this may also happen in condos which are RM600,000 or higher but I do not think anyone wants to debate with me on the probability between the two.
For future, the size may also go smaller because of price. Developers have to build smaller to make it more affordable. I do not wish to doubt this. However, when we buy with the intention to sell in the future and our main aim is to sell to a family where both the husband and wife works and they just had baby and a maid, the choice is pretty clear. Of course, if we buy because we want to sell to another single or just a newly married couple, then any size is still okay. Anyway, when it comes to property, whatever size is still preferable than NOT to buy anything. Buy within your means because there are people out there earning a similar income with you who has yet to buy any. Happy investing.
