There are a few hotspots which many of my colleagues love. They include Desa Parkcity, Bangsar, KLCC and Mont Kiara. If I am buying today, for my family of 4, my top choice would be Desa Parkcity. However, if I prefer convenience so that it’s nearer to my office, I would take Bangsar. So, are there choices which are at least, acceptable and affordable in Bangsar? Well, according to statistics analysis by theedgeproperty, the lowest and most affordable development in bangs based on price per sf is Tivoli Villas. Typical transacted price is RM728,000. Hey, looks attractive until they tell you that the typical size for this typical price is only around 700sf.
However, for those willing to consider slightly larger units for a family of four, there are those which are 1,100 sf which are priced below RM800 psf! Okay, overall prices will exceed RM800,000 but price psf is still attractive for the area. After a check, some examples from iproperty.com.my here:
I think two more important factors to consider would be the jams in Bangsar for much of the usual office hours. If one is ready to face these jams by leaving home earlier and leaving office later than the usual peak hours, I think this should be okay. Second factor for this Tivoli Villas would be the age of the condo. It has reached ten years old (data from Propwall). Thus, during the viewing, attention must be paid to watermarks as well as the usability of all electrical points. If there are issues to any one of these two areas, please note that some costs must be incurred to take care of them.
Environment wise, I love Bangsar. Somehow these matured neighbourhood feels relaxed and there are definitely lots of trees too. Malls, shops, restaurants are easily available too. Oh yeah, besides Tivoli Villas, other potential considerations can include the following too. Bayu Angkasa, Bangsar Puteri and Sri Kasturina. In terms of names, I think it is not as modern or catchy as newer ones but then again, no one buys a home based on the project name, do they? Happy researching further and making Bangsar your home.
