These days, more people are used to working from home. It’s not just the IT people yeah. This is also one reason why landed properties further away from the city centre continue to have a surge in interest too especially because for the same price of a typical high-rise unit, one could get landed home in a new township development.

It’s worth noting that for new township developments, it could not happen in city centres. There’s just not enough space to do anything beyond just a few blocks of mixed developments in city centres. Thus, township developments would always be out of town. In this particular case, we are peaking about Rawang and it’s Gamuda Gardens by Gamuda Land.

They will be launching a commercial development within Gamuda Gardens called Gardens Square in October 2021.

In a press statement, Gamuda reveals that three anchor tenants are in the pipeline, which include an established grocer occupying more than 20,000 sq ft as well as a double-storey drive-through fast food franchise. Gardens Square covers 6.7 acres (2.71ha) and, once completed, will feature 133 double- and triple-storey shop and office lots.

“The area features a ready catchment population of 340,000 residents within a 15-minute drive. Spending priorities for these households are groceries, essentials and food, and Gardens Square’s tenant mix is specifically tailored for these segments, bringing in fresh retail and F&B (food and beverage) options for the community,” said Gamuda Gardens assistant general manager Wong Siew Lee. Would these further away places attract visitors from city centres?

Let’s just say that if I stay nearby KLCC, I will most probably be visiting the Pavillion. However, if I stay somewhere within 10km away from Gardens Square, then it’s definitely a place to be in some weekends or even weekdays. What will happen is that the migration from outside Klang Valley into Klang Valley will continue to increase. Thus, the population growth will support all these new townships. It’s just a number game.
