Press Release:  MYRA ALAM REDEFINES AFFORDABLE URBAN LIVING
OIB Group presents the best of homes perfect for young professionals and families
PUNCAK ALAM, 26 September 2018 – What is home? It is not just a concrete box built to sleep, eat and live in; in fact, that is merely the definition of a house. Home is a place where one finds refuge from everyday struggles and acts as a platform of escapism from the outside world. Imagine living a world where everyone has a place to call their own. Where every home has a community they belong to. Hence, it is of utmost importance to identify a township which cares for the people and the community. This is what people can expect when thinking of Myra Alam.
Myra Alam is OIB Group’s latest housing development, the third installment under the Myra brand following Myra Saujana in Putrajaya and Myra Meranti in Puchong. The development caters to young adults who are seeking for quality, affordable homes in the areas they currently live and work in. Where current homes are sold at largely unaffordable prices, Myra Alam offers a much sweeter deal for the average young professional. Buying a home for the first time can be a daunting process for most but with the guidance offered by the product experts of Myra Alam, one will realise how simple the ordeal can be.
Strategically located in Puncak Alam – an upcoming neighbourhood next to Damansara, Sungai Buloh and Shah Alam, Myra Alam offers home buyers the ambience of absolute tranquility with lush greenery amidst the sights and sounds of a living ecosystem. Over the years, Puncak Alam has mushroomed with new developments which have shifted its agricultural-based environment to that of a modern township with advanced road systems, infrastructure, and amenities. It has great potential in becoming a full- fledged township for young families to move into and grow.
Designed to meet the gap in the property market, Myra Alam is confident that the homes they offer are for the betterment of the people and young adults. Wendy Lim, General Manager of Sales and Marketing said, “In fact, we have already opened the 106 terraced houses in the first phase for booking since early June and 50% have been booked with more than 2000 registrations thus far. We are positive about the take-up and are confident they will all be sold out by the end of the year.”
Situated on a 35.5 acre plot of land with a total estimated gross development value (GDV) of RM300mil, Myra Alam has been carefully planned as a pure residential development with 223 units of terraced houses, 364 condominium units and 394 units of Rumah Selangorku apartments. The total completion of said development is expected to be achieved by 2023.
Phase 1 of Myra Alam consists of Type A and Type B double storey terrace homes, both with the land size of 20’ x 70’, built up to 1,865 sqft which are priced from RM475,000 and are expected to be completed by 2021. Type A offers 50 units that come with four bedrooms and three bathrooms with a backyard garden which is a rare addition when it comes to terraced houses in general. Type B on the other hand emphasizes more on space and privacy which would better suit slightly older families with 56 units featuring four bedrooms and four bathrooms respectively.
Taking much pride in offering real and practical homes, Myra Alam promises to deliver affordable real spaces for families to live and grow in. Wendy said, “A lot of buyers only focus on the bottom line price. So while some developments seem bigger in terms of the overall project and cheaper in terms of the individual house, they often miss the fact that the houses being offered are far too small for landed homes and growing families. With us, you’ll find the right amount of space at the right price.”
Located near the North-South Expressway, Guthrie Corridor Expressway, LATAR highway and the soon to be completed West Coast Expressway, the area has already seen a drastic growth in terms of accessibility. Not only that, with the completion of the upcoming DASH highway, homeowners will only take 20 minutes to reach the city centre of Kuala Lumpur.
With a great location, price and size, Myra Alam takes it up another level by embodying a feel of nature with trees and greenery being the theme of the area, named as nature’s best kept haven. Much work was put into the landscape of the area which includes an iconic gazebo for families to sit by and enjoy the fresh air while children find themselves entertained with the beautiful set up of Myra’s Playland, designed to combine both fun and nature.
Elaborating on the concept of the township, Wendy said, “We thought about how we could inject a nature centric feel and integrate as much greenery into this project of ours. Terraced houses usually don’t have much space for gardens or greenery so we included a balcony planter allowing space for greens where there usually are none.”
Security is of a necessity in today’s age. Hence, Myra Alam has made this development a guarded sanctuary whereby the safety of the residents is prioritised. “We want to ensure that our homeowners can enjoy their family time undisturbed. This is part of our initiative as a developer to offer these amenities and also a way of giving peace of mind to the residents. This is why all three phases of the development consist of 24 hour surveillance with guards patrolling on each shift both morning and night,” said Wendy.
Phase 2 of the development is an upgrade in terms of built up and land size whereby they will be the largest set of homes within the area. Finally, the most premium offering where units are facing the green spaces, landscape and parks, is Phase 3. Pricing and more details of both phases will be unveiled in the months to come.
Couples with children will be glad to know that schools are within the vicinity of the residence, which include Sekolah Agama Menengah Rakyat and Sekolah Kebangsaan Puncak Alam, located roughly 10km away. Even running errands and performing everyday necessities are convenient with retail stores and malls like Tesco Puncak Alam, NSK Meru and Econsave Alam Jaya within close proximity. Other nearby amenities include educational institutions like UiTM Selangor Puncak Alam as well as healthcare centres such as Klinik Mediveron Alam Jaya, Klinik Desa Puncak Alam and Sungai Buloh Hospital. Rest assured, more amenities will be developed in the years to come.
On 30th September 2018, Myra Alam will be organizing a fun-filled day at their sales gallery from 11am to 6pm. The Carnival Extravaganza invites members of the public to join in on the craze and enjoy carnival games, activities and last but not least, food trucks offering the finest fulfilling cuisines.
