11 Billion GDV in KUNDANG, by Gamuda Land

kundangOne colleague who’s active in cycling and hiking was telling a few of us over lunch that one of his favourite place for hiking called Kundang would be developed. I looked at him and asked, ‘Where’s Kundang?’ Haha. Yes, I really did not know.  Take a look at where Kundang is in the image. Using “Kundang Estates” as a starting point and using Google Map, it is 36 minutes away from KLCC, Jalan Ampang. Distance wise, 41km away.  All the comparisons within kopiandproperty.my articles in terms of duration uses this same benchmark. So, where distance is concerned, this is similar if not closer to many other new integrated developments within Selangor by many other prominent developers.
The project will be launched by Gamuda Land and its chief operating officer, Ngan Chee Meng said, “This boutique residential development situated on a 90-acre parcel of leasehold land in Kundang town comprises 573 units of 2-storey terraced houses surrounded by lush greenery.” The development would have four phases with a gross development value (GDV) of RM600 million. This would then be followed by another 810 acre development, just 5km away. It’s a township called Gamuda Gardens and will be launched early 2017. On an overall basis, the total GDV of this 900-acre development would be RM11 billion and it will take a totalof 10 – 15 years to complete.
The developer said that Kundang Estates would be perfect for locals as well as those who are working or staying in the north of Petaling Jaya currently and aspires for a suburban living environment. In comparison to Petaling Jaya where prices are already above what most people could afford, Kundang offers a more affordable choice with good accessibility through the various highways — such as the KL–Kuala Selangor Expressway (LATAR Expressway), the North–South Expressway, and the Guthrie Corridor Expressway. There would be four parks to appeal to people from different walks of life. For example Lakeside Gardens, Community Farm, Esplanade and Adventure Parks.
kundang estatesI think it’s important for buyers to drive there and have a feel for themselves. Environment wise, there’s really no comparison. Greenery in these suburban areas are by far better than the congested hotspots of today. However, many may not be that ready to stay further away and having to drive an hour during peak hours in the morning or after work everyday. For those with two young kids like mine, this may be worth considering. I needed a safe environment but I also hope for my kids to be able to enjoy parks and just run around. My daughter certainly spends more time running around or even watching educationalTV programmes than just sit on the chair with a smartphone. That would be so sad. Happy driving and taking a closer look. The launch should be pretty soon.

    It’s closer to KL from Kundang area using the new south rawang toll via jalan sg serai that leads you straight out to nkve .
